You do not occupy a dedicated physical desk or office - the address is shared with other clients of the service provider.

GST Registration

A virtual office address can be used for GST registration as the principal place of business, provided the following conditions are met:

  • A valid rental or service agreement between you and the virtual office provider, covering the period of registration.
  • A No Objection Certificate (NOC) from the virtual office provider confirming your use of the address for GST purposes.
  • A utility bill (electricity, water, or gas) in the service provider's name for the premises, confirming the address is a real, verifiable location.
  • The provider is responsive to GST field verification - some officers conduct physical visits to confirm the address is operational.

GST officers in some jurisdictions routinely conduct field verifications for new registrations. If the virtual office provider’s premises is unstaffed or unrecognisable as a business address during the officer’s visit, your registration application may be rejected. Choose a provider with a staffed reception.

MCA/RoC Company Registered Office

The treatment for MCA purposes is stricter. Under the Companies Act, the registered office must be a place where books of accounts and statutory documents can be kept and are available for inspection. Most virtual office setups - where you have no right to store documents on-premises - do not satisfy this requirement.

  • Most virtual offices are not accepted as the registered office address for companies.
  • A director's residential address is typically used instead for the MCA registered office.
  • Some virtual office providers offer a higher-tier “registered address” service with dedicated document storage and guaranteed inspection access - these may satisfy the MCA requirement.
  • LLPs have slightly more flexibility, but the same principle applies: the address must be a real, accessible location.
